The Apartment Complex „KOSARA RESIDENCE” is located at the foot of the Pirin Mountain, at about 300 m south of the Motikata Restaurant.
The completion is planned for the winter season of 2007 - 2008.
The complex is situated on a plot with area of 2944 sq m. The site is with built-up area of 884 sq m and unfolded built-up area of 4410 sq m. The building has the shape of an opened book with angle of 120 degrees, with varied flooring.
The architecture conforms to the traditional old-time style of the town of Bansko. The construction is monolithic, ferro-concrete, scaffold-beam with partial non-beam sections. The external and internal walls are of bricks. The project envisages heat-insulation and noise-insulation of the facades – Austroterm system. The exterior of the building is a composition of stone facing, wood casing and white plaster. The roofs are sloping, with wood construction, tiled. The yard is with rich planting, resting recesses, places for barbeque, children playgrounds and water mirror with ornamental fountain. Each apartment has installations providing full communication access and cable television. The flats are completed with the most modern equipment. The kitchen premises are open plan with a breakfast bar, including kitchen cupboards, cooker, refrigerator, sink and grill. A fireplace is designed in the living-room area and, in case the owners wish so, multi-functional upholstery may be added.
The investor provides overall management with whole-year security guard and maintenance of the common parts of the site.
The flats are situated on four over-ground levels – ground floor, three standard floors and a top floor. Elevators are provided in the buildings, which shall go down to the basement floor, where a parking with 17 parking lots, laundry, technical premises, ski wardrobe, and a relax area and fitness hall with a sauna are provided.
Two saunas /steam and dry/, fitness, medical room /massages/ and changing room are designed in the sports center. Direct connection is provided from the parking and the sports center to the floors. The ground floor has a completed entrance hall with reception desk and office, café-cocktail bar with a toilet and 8 apartment. Platforms for disabled people are provided – inform of the central entrance and in front of the elevators. There are 14 apartments of the type two-room, 45 apartments – one-room, and 1 apartment - garret completed in the building.
Completion: А/ for living-rooms and bedrooms: floor – laminated parquet, for walls and ceiling – ground coat and latex. B/ for corridors and kitchen niches: floor – tiles, walls and ceiling - latex C/ for sanitary premises: floor&walls - tiles, ceiling – moisture resistant plasterboard – KNAUF system. D/ for terraces: the flooring is granitogres /stone slabs/; the railings are made of wood and the draining is done through draining siphons.
Heating shall be local for each apartment with aluminum radiators, supplied by an electrical steamer. The ceilings of the apartments, constructed in the under-roof space are “two-layer fire-resistant plaster-board”.
For assuring the required illumination, garret windows are provided. The average height of the lowest part of over-all of those premises is 1,40 m. The roof inclination is 40%.
For vertical communication of the residential building, two two-arm ferro-concrete staircases are used, which shall be completed as follows: the stairs floor with stone facing and the walls with coloured latex. For the stairs in the staircase “mirror”, two elevators are provided. Natural direct illumination at each elevation of the interstitial platform is provided for the staircase. All wood parts of the roof shall be polished with colourless fire-resistant varnish.
For the outside walls of the building are planned to be made of materials close /visually/ to the traditions for the region such as: - Plinth split stone - Walls white coating /silicon string/ - Board casing - External window frames – pine wood board width 12 cm - Tiles - “concrete” - Railings – pine wood - Streets and drain-pipes – galvanized metal sheet electrical-dust paint with colour “copper - brown” - For the exterior decoration around the building, ornamental pavement, planting, and barbeque are provided.
The town of Bansko has population of 10 000 residents in the southwest part of the Republic of Bulgaria, located at 160 km from the city of Sofia; 200 km from the city of Thessaloniki, 500 km from the city of Istanbul and 200 km from the city of Skopje. In the near future, the construction of a golf playground and an airport for charter flights shall commence. Bansko is history, culture, nature, romanticism, sport and recreation. Pirin National Park is acknowledged as a part of the world natural heritage and in included in the list of the Convention for the Preservation of the World Cultural and Historical Heritage. Pirin National Park occupies a considerable part of the beautiful Pirin Mountain, which was compared by the Slavic people upon their settling here as their God Perun, whose name is in the basis of the modern name of the mountain. This small part of paradise comprises venerable spruce-white fir forests, wide pine-scrub formations, mountain meadows and sharp peaks, deep circuses and emerald lakes. Thanks to this unique nature, Pirin National Park is acknowledged as a site of world significance, and with an order of UNESCO in 1983 it is included in the Convention for the Preservation of the World Cultural and Historical Heritage. The relief impresses with its diversity and striking impression. Clean forests, cut through with numberless deep river valleys with foamy springs and rivers, fill with music and life the virgin nature. Alpine part is of marble and granite, and in the deep circuses, there are more than 170 crystal-clear lakes. On the territory of the national part, there are about 1300 types of higher plants, 15 of which are found only in this national park and nowhere else all over the world.
More than 45 kinds of mammals are found such as the wild cat, brown bear, wolf and others. The birds’ kingdom includes more than 150 kinds of birds, such as the imperial eagle, small hawk, wood-grouse capercalzie, partridge, etc. Terms of payment:
